Fireplaces - does anyone know the best product to use in sealing the brick of a fireplace chimney? Also, do you seal the metal flashing as well?

A decent off the shelf, homeowner type product, other than the high grade commercial materials used, is Thompsens Water Seal, but it doesn't last for more than a year or two, AND, will do more damge to the chimney than help because it literally seals the brick, which than cannot breath(permit mositure within them to bleed out) which than casues, over a period of time, damge to the entire struture leading to expesnive repairs. Commercial sealers, those used in the business of doing such work seal the brick from exterior moisture entering, but are designed/delveloped to permit moisture in the brick to breath/permeate out.
