Financing, then the roof, wiring and have it inspected for termites.

Structural integrity, whether the location is susceptible to flooding, what are the neighbours like, and whether you like the layout of the house, and ensure there are no legal surprises - a notary should be able to do that.

Go to the prothonotary's office in the court house and check criminal records of your next door neighbors. Bad neighbors can be a nightmare!

the feeling that you get when you first walk into the house. I know when we were looking to buy a place we had a big list. the location everything for resale value, because this was out first home, we werent going to live there forver. Get builder to do an inspection and a termite inspection also. see if there are schools near or bus stops, parks etc for resale value. Your neighbours... drive past on a friday/saturday nighy and check out how the neighbours act... we did all this to a few houses, but what made us decide the one we are in is the feeling we got when we both walked in. we both loved it. we both could see a dog in the back yard and us sitting in the lounge room snuggled up watching a movie. we could cearly picture our selves ripping up the carpet and painting the walls! it is all up to that gut feeling =]

Shopping nearby, public services, school district. The actual condition of the house is secondary to these other factors, unless it is a fixer upper.
