    Preferably a cosmetic fixer-upper rather than something that needs significant skilled trade improvements. It always costs more than you budget for to hire people. But if the price is right, and I could afford to pay the required tradespeople, I would factor that into the price as well as a buffer zone for the unexpected. For example, home inspector thinks it needs a new roof. But when roofer comes and peels off the old roof you find the rafters are rotting.

    I'm thinking of doing just that, once we move out of our 4000 FSF home. We won't need anywhere near as much space once the kids are gone. That will make an inexpensive foreclosure mighty enticing. Of course, then I would need to make time for all of the rehab work. ;-)
