The listing agreement is a contract. If you want out of the contract with no trouble do what the agent asks and have a loan officer call them. If you simply want out of the agreement because you want to sell and not pay a commission, that is a completely different story and as in the answer to your other question, rife with all kinds of bad karma.

Just don't agree with any deals when he calls you. I sold my house and everyone that looks at the house will try to get it for less and also try to get you to pay half on any upgrades. I refused paying for any upgrades. I wouldn't worry about it unless you listed it lower than what it's worth.

What "loan officer"? Unless you are in the middle of a sales transaction or a refinance, there is no L.O. involved. Yours is a LISTING agreement, not a Purchase Agreement. In most States, you can "fire" your listing agent whenever you chose -- with proper notification. You just can't circumvent them for a predisclosed period. Please re-read your listing contract. You might also want to go over her head and discuss your options with her broker.

It depends on what your contract with the agent. Every time I've sold a house, the contract with the agent was for a specific time frame, adn if the house wasn't sold, we would have to sign a new contract. Perhaps you can just stall until then.

i dont know what country you are in but in the united states you can cancel a listing agreement whenever you choose even if the contract is for a specified period of time simply by saying you have decided not to sell..the agent would then have you come down sign some documents and remove your home from the the registry of listings....no one can force you to sell your home if you dont want to sell and the listing agent is in the untenable position of accepting offers on a home that you are obviously going to refuse to accept....a waste of the firms time and money....
