in Indian law, without Notorisation its not legal. generally, if it is not notorized then one of the signing parties can deny it. some sort of void contract.

In where I live a written paper is valid for 10 years contract and word of mouth is valid for 3 months when it comes to properties. Of course, if it's not notarized, the other party can easily deny it unless or otherwise you can provide eyewitness or witness or suitable evidence.
