Hi! I've been an Escrow Officer/Branch Manager in the state of AZ for over 8 years and have done work in CA as well. First it depends on what state you are in. Title work is done differently from state to state. Generally a normal residential resale closing runs 30-45 days that later if you are getting a loan. Ask your Agent for a copy of the Title Report. Ask them if they see any liens that would be an issue. This may be one reason it may take a bit. Another reason it may take longer is because there has been so many layoffs in the Title, Escrow and lending industry that the remaining staff is working like dogs to complete the PILES of paperwork necessary to get the transaction through. Be diligent, pay close attention to dates, know all the parties you will be dealing with and what their part is and most important... make sure you turn in all of you paperwork.
