  • Unless the lease specifically provides for a 24-hour cancellation term, then you are probably bound by that lease. There is no Tennessee law allowing prospective tenants to sign contracts and then have the option to back out within a certain grace period. I'm sure this sounds unfair if you signed with a large housing community, but imagine a small-time landlord who only has two or three units. If prospective tenants could unilaterally back out of the deal within 24 hours, a landlord might think he has letted an apartment and turn down other potential tenants later that day, only to discover that the tenant that did sign the lease is cancelling the next day. A contract is not a purchase at wal-mart. Unless you write it in the contract itself, generally there is no 'return policy'.
