I do not believe that there is any law that covers your personal home. If you were renting apartments in a commercial property of multi-family that is a different story and there are laws against discrimination.

I doubt there's a law that specifically covers that issue, but I think she could easily pull it off. People make such distinctions all the time when sub-letting or taking in boarders. It would be covered by state and federal regulations, but given the historical background of anti-discrimination law, it seems unlikely that any court would enjoin her to accept a male boarder. Discrimination cases aren't automatic losers. Even if examined under strict scrutiny, she'd be fine. Now if she chose to exclude a particular race, I think she'd have a potential issue. But even that isn't a strong case since, as noted in another response, this isn't a commercial property.

most fair housing laws are similar. a homeowner may refuse to rent to anyone she chooses, if its a boarder in her own home. no problemo.

its her house she can rent to whoever she wants.
