  • Most real estate contracts will have an contingency on inspections or a clause for you to inspect and give in writting to seller, this is usually 10 days after acccepting you offer...but you also have he right to ask seller for a credit for any damages you find due to this open house issue, your agent if any involved should present your request in writting..if carpet is dirty or any broken items estimate the amount that you feel wil compensate for the repairs or replacement and summitt to seller, if he refuses to give in...it will be your choice to withdraw from the contract on the ground of the conditions of the propety are no longer the same.when first inspected. good luck
