If you are headed for trouble, talk early, not late. Two reasons. If you turn up when you are already in deep trouble, you look improvident and untrustworthy, whereas if you turn up before the actual crash, you look like ssomeone who palns ahead and might be trusted with some kind of extension. Secondly, the mortgage company is not a single block, it is lots of departments which don't communicate well. So, while you talk to the "be nice and bale out the deserving" department, if the forclosure deparment has already started working it won't stop. The Be nice depoarment is slow, and if you leave it too late the forclosure department will beat them to it, and you will be out, with all the losses and credit black marks that entails. So talk to them early. And don't shout HELP!!, use lots of exclamation marks, and ALL CAPITALS. Act cool and collected, even if you don't feel it. You can, probably should, sound worrited - but not panicy. And talk to other people as well: there are organisations to help people in exactly your situation - the Citizens Advice Bureau will give you a start in the UK.
