  • Is her color that important that you had to mention it here? Seriously what are you trying to say here? I have found that when people specify skin color or racial heritage in this way that they are a closet bigot (at best). So we are dealing with a single mom (Doesn't matter what color the skin is, she is a single mom) Who has two kids who she is trying to feed, clothe, provide all the needs for those two kids and pay rent as well. So tell me what are those two kids wearing (if you can get past the black skin there) Are they wearing nice brand name clothing or are they wearing thrift store or second hand apparel? Are they fat or are they thin - lets face it weight usually tells if people are eating or not. Clue - thin means not enough food. Does the mom work? Does she like hold down just two jobs, or did she get off her lazy black butt and get a third? (Hey you brought up the black issue, lets follow it to its conclusion here). Of course she lied to you about rent - most likely because she is desperately trying to keep a roof over her and her kids heads (not because she is black, that is irrelavent). She, like millions of other Americans, is most likely been hit hard by the gasoline prices and the inflation of all goods due to that without getting a huge raise to compensate. And in her shoes I would lie too, I bet not only does your form of closet bigotry include adding race to a post that didn't need it but you also give "that look" that makes it quite clear how you view other races. I'm sorry you can't pay your mortgage - No, not really I do not like you. Will kicking her out pay the mortgage any better? Or will you have to dig deep into your own bank account for the one or two months that your place is left empty waiting for the right white person to come along? Here's a thought, why not show some human compassion and work with her - maybe you can help her out with the kids or something. Look at them as human beings and see if there is something you can do to make life easier for her. It is clear that she is going through a financial rough spot but she is trying - might not be all caught up but she has at least been paying something. You have it real lucky, landlords can and often do get stuck with tenants who pay nothing for 4, 5, 6, 8 months - and in some states evictions can take up to a year.
  • You should brainstorm about ways that your tenant can make more money, & suggest them to her. "Concentrate on Helping, not hurting." -- L3 She probably stresses over how she's gonna make ends meet all the time. Probably there's some way she can increase her income. Help her figure out a way!!! to do so would grant you some better karma.

If you do not operate as a landlord you will lose respect and tenants will walk all over you not pay you and abuse the agreements, operate a zero tollerance when it comes to renting tenants are not your friends create a business barrier if they are not good tenants, if she is a day late on rent the 1st time mention it the 2nd time warn and enforce late fees the third time start serving pay or quit notices.   • First, her ethnicity has no bearing as to whether you should evict her or not. Now that we got that out of the way, I would say to start the proceedings of eviction. She may be desperate, but looking at it from your perspective you aren't a charity or a homeless shelter. You have an apartment to help you make ends meat and keep what you already have.
  • Follow the laws in your state regarding eviction and get her out of there.
  • Just an update if anyone cares, I didn't evict her back then, and of course she stopped paying completely, kept lying, trying to buy time, then wouldn't answer door, and one time called cops on me because I was knocking on her door trying to collect rent, of course the cop just yelled at her, well after that I finally evicted her, now am in proccess of taking her to coart for two months rent plus more, she left the house in horrible condition.

  • yes im in similar situation after 14 days file if no payment or act of payment if you dont start the process even if lease terminates you will have to now eject her which is the same process as eviction ....im a landlord also its the game good luck god bless you ...
  • You know what, when the news stops saying 'America's first black president' then maybe we will all stop thinking that colour matters. If it is irrelevant then why mention it? Do what's right for you. If you can find a good paying tenant then get rid of your present one. She clearly has no respect for you
  • The law hsw no color. If she is consistently late, you need to start proceedings to evict her. Typically this problem does not get better. You will need time to get her out and the longer you wait,the more chance you have of losing more rent payments.
