  • A Landlord can charge a Pet Deposit anytime they are willing to allow a Tenant to have a pet. It matters not what type of pet or how the pet would be housed. Frankly, I think it's ignorant Landlords who bother to separate the deposit at all. I charge a $2000.00 deposit period and I love allowing pets. I'd be a total ass if I didn't welcome companion animals, I have 2 dogs, 4 cats and 2 parrots! The deposit covers what ever damage might occur via pets or people. Although, my Rental Agreement does state that the deposit MAY NOT be used as the last month's rent AND that if the damages exceed the deposit amount I can sue for any additional monies needed to repair/restore the house to habitable and attractive condition!
