  • Paint. Nice garden, landscaping in front. Keep it simple. Take away anything that's too strongly "you," so that they can imagine the house theirs.
  • Fresh paint, clean lawn, and moderate gardening are the most commonly noticed items that a house buyer spots when looking for a house.
  • G'day Medeous, Thank you for your question. If possible, I would get someone to come in and do an appraisal of your house looking at easily fixed problems. I would make sure that any outstanding maintenance work is done on the property. As others have said, giving it a fresh lick of paint will help. Make sure that the lawns are mown and that the garden is in good condition. Renovators specials do not get good offers so make sure that your house is looking spick and span. Regards
  • Cleaniness & flowers. I think flowers & landscape gives it a homey feel. A welcoming appeal I guess you would say.
  • Clean, declutter, and "stage" your home. For info on staging go to: (http://www.10minutelessons.com/index.html?Expert=20&Reload=1)...listen to the episodes on staging.
  • Curb appeal is all about order and freshness. A nice paint job, easy care landscaping, clear clutter free access to the door, and orderly garage, a smooth driveway all say that this house was well kept, even if that's not true.
  • Work on your landscaping beds, add some colorful flowers (depending on the time of year) and try to create a peaceful, yet beautiful environment. Make the front walk to your front door appear beautiful and inviting. Edge around all of the walks, the driveway, patio (if possible), and everywhere else that edging can be done. Rake all leaves and dispose of during applicable seasons. Fill all bare spots in the yard with new grass seed. Check on your mailbox and replace or re-paint if needed. Replace, repaint, or re-tarnish your address numbers that are located on your home, mailbox and/or curb by the street. You can read more at http://www.mkemortgage.net
  • Spray some chelated iron fertilizer on the grass. That will make it a nice dark green in a matter of a few weeks.
  • Paint the front door and fresh, modern color. Put out some seasonal plants. Keep the lawn manicured. If you have a front porch arrange a little sitting area so the buyer(s) can imagine themselves drinking coffee there in the morning. Paint the outside or have the siding powerwashed.
  • Cut the grass and tidy up. Hanging baskets or pots planted with flowers in bloom. Clean windows and frames of house and repair if neccesary. Fix the door bell so it works. Hide the rubbish bin out of site. Sweep away dead leaves and other rubbish. Fix steps or any other structures. If your house has name, remove the name plaque (houses without names and just numbers, sell easier). If own an old-banger of a car, park it elsewhere and borrow somebody elses car (that is clean, shiny and new) to park on your drive.
  • Remove husband/significant other from the curb...
  • Paint the door red and always have flowering plants. This makes the house more welcoming. www.SellersRealtyGroup.com

  • I would grow some beautiful flowers all different colors. I would make sure lawn was kept up well. I would put some pretty ornaments, like butterflies by the flowers or on the flowers.
  • unclutter... If your closets are packed take some stuff out... if you garage is cramed full do the same along with getting rid of kids toys that clutter up rooms. remember that the people looking at your home want to see a new home that is clean with neutral colors on the walls and floors. so you may need to paint and redo the carpet. go ahead and fix anything that may be broken or looks older.
  • Potted Flowers.Easy to do. you can actually buy them already potted.Buyer's will look at beautiful flowers and ignore your dead lawn.hehehe. And you can take them with you when you move because they arent fixed to the property!
  • No peeling paint, fresh color, lawn green and mowed. No weeds, tidy flowerbeds. Flowers! Door a different color. NO torn screens. NO cracks in the driveway or walkways. NO junk or toys or pet poop!
  • Keep your lawn mowed. Put out some fresh seasonal flowers. Make sure you stand on your front porch like you were ringing your bell and stand there for a few minutes and look around. You will see tons of things and take care of them. Door bell work? Spider webs? Nice Welcome mat? Nice shiny knobs? or do they need polishing? Clean window there? Fresh mulch on top of the old? Drive up to your house and stop there and critique it yourself and then do it again. You will probably be your own worst critic.
