This will be irrelevant to your question, as I live on the border of Albany, but not the one you are suggesting, I live in New Zealand, Albany is an outer suburb of Auckland, fringing on East Coast BAy surburbs, leading on the other side to rural hobsonville, handy to shopping, plenty of commercial work and housing, bascially a good suburb, average housing price of $500.000
