Where is the worst and best part of Sacramento, and how are those sections of the city the worst & best?

I'll warn you if you aren't familiar with the area, it get stinky hot in the summer, so take into consideration where your apt. is located, what direction it faces and hopefully that it has trees for shade. Try and find an apt. located in one of the older neighborhoods, with the original homes. Would be a pleasant location and the trees are mature. I know I seem obsessed with the heat, but the first time I experienced summer there I couldn't believe it and I have lived in LA. no comparison.
