Call your Secretary of State or search his/her website for information about this. Also, check to see if your county or city has additional laws about this issue.

Go to the state's website. Enter the search for "Landlord and Tenant Laws". OR call or visit a local real estate office. A rental agent might be able to answer your Qs. Leases are an agreement between you and the Landlord. When terms and conditions aren't negotiated, the Lease is THE agreement and contract.
