I rent in a multifamily house currently on short sale in NJ. Do we need to keep on paying rent?

Legally and ethically, yes. Practically speaking, many people do not and rarely suffer any negative consequences. However, your next landlord MAY request cancelled checks from your previous tenancy - more likely when you have negative ratings showing on your credit report or minimal credit, and the nicer the place.
