Modular homes are pre-built, ready-to-assemble on-site homes that are springing up all over America. They are manufactured in assembly-line fashion in factories. Once the separate components have been built the homes are erected on-site.
Considerations
Modular homes are built according to state and local code, ensuring that the buildings are safe.
History
Small trailer homes first came into being in the 1920s. After World War II larger trailers were built to accommodate families. The mobile home, now immobile and therefore called the modular home, evolved to a higher standard in 1972 with the passing of the National Manufactured Housing Construction and Safety Act.
Affordability
Manufactured homes are cost-effective. According to the Manufactured Housing Institute, the average single-family build-on-site home cost an average of $297,000, whereas the average modular home cost $62,300.
Convenience and Efficiency
Since modular homes are constructed in factories, the construction time is cut down considerably. Worries of inclement weather, theft, vandalism and poor construction are eliminated.
Fun Facts
The typical two-story, 2,500 sq. ft., modular home can be constructed start to finish in the factory in about one week. According to the National Association of Homebuilders, in 2004, 42,700 modular homes were constructed in the U.S.
