I know of several recording studios that are operated our of ordinary single family homes, without any special consideration for zoning. This will, however, have to pass local muster. If you are looking for a place to jam, however, you might want to purchase a home out in the country with about 5 or 10 acres of land to isolate yourself from the most likely complaints. Otherwise, purchase a commercial building and spend a small fortune on acoustical panels.
