FOR A HOME: gosh after 15 years, did he ever change the carpet,normal life on a rental is 5yrs, same with vynil floors,this is the most popular items that landlord will have a problem asking for reinbursement of any damages, now broken doors,broken windows,holes in wall,broken cabinets are usually not cover under normal tear and wear isues.. dirty walls and carpet and damage to carpet are usually normal items. having 58 rentals now..shower stall should not be even a issue if he never did anything about it...hope this helps
