  • I think the condo association is trying to avoid a rental to multiple families within the same unit. It doesn't matter if your friend is married or single - if you rent to just your friend and his immediate family, you will be fine. Check the definition of "family" in the TOA to make sure.
  • It would appear, based on your factual scenario, that your HOA's CCR's are either being misinterpreted by the Board or are unreasonably restrictive. I would contact a local attorney for an opinion.
  • of course. the real estate term for many homes is "single family home" but singles can live in them. i would check the fair housing laws in your state, but it is illegal in most states to discriminate against someone based on familial status (e.g. families with children, divorced people, etc.). i think the condo docs were implying that you cant rent to multiple households.
