Help answer this question below.

I own and live in a condo in Florida and want to lease to a friend to help pay mortgage while I still live there. If the condo rules state that it can only be rented to a "single family"? They go on to define a "single family", Can i lease to my Friend?

of course. the real estate term for many homes is "single family home" but singles can live in them. i would check the fair housing laws in your state, but it is illegal in most states to discriminate against someone based on familial status (e.g. families with children, divorced people, etc.). i think the condo docs were implying that you cant rent to multiple households.

It would appear, based on your factual scenario, that your HOA's CCR's are either being misinterpreted by the Board or are unreasonably restrictive. I would contact a local attorney for an opinion.

I think the condo association is trying to avoid a rental to multiple families within the same unit.

It doesn't matter if your friend is married or single - if you rent to just your friend and his immediate family, you will be fine. Check the definition of "family" in the TOA to make sure.

- The association is stating that we cannot rent to another individual if a current unit owner still resides in the unit which is the case. I have moved for job reasons and the second owner is currently living in the unit. He has a friend who can move in and sign a 1 year lease to help us pay the mortgage. The association has declined our request to lease to a friend. Is there any way around this?

- Sorry, I didn't understand that one of the owners would still be living there. In this event, you are setting up a "boarder" or "lodger" situation. If this is expressly forbidden under the TOA, then I'm afraid you're out of luck.
  You agreed to these terms when you purchased the unit, I'm afraid. The best you could do is petition the association, as renting a room to a "lodger" is different (legally) than renting a unit to two families.
