I have one rental property as of right now. I am looking to buy another one. At what point do I need a real estate license or do I ever need one?

The only reason in most cases that any investor needs his own license is to represent yourself in the purchase of any of your own rentals...remember you are given away 3% of a commission to the agent who represent you in buying your investments...I been an investor in all 50states and you dont really need a license just the knowledge. But if you feel you will be investment more in rentals and this is what you really want to do in a full time basics..hey..why not be your own agent and get pay for finding your own investments...just remember, anything goes wrong you cannt really sue yourself.. :)
