The process can take up to 6 months if they know how to work the courts. Normally, most do move after 30 days, plus or minus a week. The sooner you start the eviction process the better. Once the courts award the eviction.. The sheriff will only give them 3 days!!

All of the above are correct, but it is too depending on your state laws. IF they are paying rent it is required 30 days notice of eviction. Depending on when they stopped paying rent...it COULD be 30 days from the time of their last payment of rent. Check your local laws.

The court will enforce the law. Thus, if you can evict in 30 days for a month to month tenancy, the court will not give more than 30 days. Similarly, if you can evict with 3 days for failure to pay, the court will only give 3 days. If you ask a landlord, they will tell you it takes a long time to get someone evicted. This is true, but not because the court is extending time. It often takes weeks (in some places months) to get a court date.

It depends on the tenancy and reason for giving notice. In the event that the reason is because they did something to breach the tenancy, maybe you can waive the standard notice issuing shorter notice. However it is important you check the regulations you are using. But in general landlords don't have to give a reason. The landlord then has to apply for a repossession order which can take a while and the court may extend someone's tenancy for a further 2 weeks if they have nowhere else to go.
