  • Well it depends what your issues are... do you have curb appeal? A neutral palette? If your house is in good condition maybe you should offer to pay the closing costs to motivate people to pay your asking price.
  • nutral colours are always good as they keep the room looking aired, clean and a larger space. It also gives people the feeling that they can decorate the way they like and not have to "paint over that dark red paint" that will take several coats of white to get rid. Creams and light stone colours are always nice. it also makes the house "Not yours" "Not Mine" feel so everyone will enjoy it.
  • White does not do anything to the house, if you really want to look attractive to most buyers, you need to paint it baige/light sand color. If you still live in the house, remove all the clutter (we all have it), hide personal stuff (like pictures, collectibles,etc), do not have any smells (even the those plugins) - make it neutral, have a "for sale" sign in the front yard, make sure you have flyers in the front yard too,stage the house (with plants, kitchen towels, bathtowels,etc.), make sure the exterior color is also neutral& house has curb appeal. Sorry, but the closing costs would not do anything, if people do not want enter the house to view it from the inside. Good luck!
  • It is all about "percieved value" ... a double French door for an entrance way is cheap, but makes it look more "rich" ... the front yard, walkway & driveway MUST look good ... the kitchen is almost always the key selling feature !!! and the rest of the house just goes with the kitchen !!!
  • We have been looking at houses for a few months now. These are things my husband and I have noticed as we have looked. Please, please, do not set a pot of cinnamon and cloves to boil on the stove when people come to look. I have no idea who came up with that idea, but it is ridiculous. Do not hang around when potentail buyers are looking, give them some space to talk about the house. Open the curtains, the house will look bigger and brighter.
  • *Price it right - depends how badly you want to sell *de-clutterize - dump the junk or put belongings in storage, don't forget to organize closets *fresh neutral paint - don't forget outside, you might be able to get away with just pressure washing it *clean, clean, clean - especially the kitchen & bathrooms but don't forget floors and carpet and those places that you don't even think about like your vents & baseboards *update your landscaping - or at least make sure trees/bushes are trimmed, leaves raked, gutters cleaned out, add flowers *neutralize odors - don't mask bad odors find the source, if you have pets make sure litter box or bird cage is clean, buy a new doggie bed and be sure to vacuum pet hair *hire help - simplify your life, if you don't have time to do all that needs to be done, hire someone - like a handyman, landscaper or maid service *listen to your realtor - sometimes we don't want to hear what our realtors have to say
  • If the colors of the walls in your house are very bold, they may be nice and appealing to yourself, however it is a good idea to have neutral colored walls. Also try to get rid of cluter.
  • It needs to be bright, neutral and de-cluttered. Make sure it looks great from the curb or potential buyers might not need to go inside. When you advertise your home, don't give it all away. People will paint a picture from your description in their minds. You don't want your home to not match that picture when they get there. Save some of the upgrades or great features so that they are "Wowed" when they get inside.
