I don't know how much you should charge, but you definately should make sure you do! It seems to me that a lot of farmers who let billboard companies put up billboards either do a yearly charge or a lump sum. Generally they do this because zoning prohibits them to put the signs on public property. Definately charge them rent, though!

I would ask them what they are offering, I guess you could just view this as free money and take whatever. I wouldn't see much point playing hardball as they could simply walk away leaving you with nothing.

Well, It's essentially a billboard, isn't it? It serves the same purpose. Depending on the location and other factors such as the amount of traffic that flows past it, which equals how many people will see it, it could certainly generate quite a bit of business for the company. I looked online for billboard advertising costs, and they supposedly range anywhere from $700-2500 per MONTH, but it can generate huge revenues. Yours could, as well,depending on the size and amount of information contained on the structure. Keep in mind that this will be a permanent structure, also, so it will be endless advertising for them. Perhaps you could work out a monthly fee for the display. It's certainly worth trying! As long as they continue to pay for the advertising, the structure remains in place. If they default, you can have it removed. I would make sure that the cost of removal was written into a contract (you need a contract), and specified to be at THEIR expense, not yours! I would suggest contacting an attorney that specializes in this type of thing and get their thoughts on it. They may also be able to guide you in regards to a price. in england a billboard approx 5meters x 3meters stuck on the side of your house will get you around £1200pa but if its a company advertising there own products a deal can be made, cash and free products.
