  • Probably not. Your landlord could agree to take him off the lease, but this is unlikely because it limits his remedies. That is, if he takes him off the lease, you are the only one he can go after. If he doesn't, he can go after both of you. If you get someone else to live with you that has a good credit history, you may be able to convince the landlord to switch the people on the lease. Of course, first you would have to not pay rent and have the landlord evict you, since he cannot just take your son off the lease without a valid reason to do so. Your best option is to sue your son for breach of contract. The court can award damages for the breach, or an injunction barring him from the property.
