If I had a extra house that was paid for I'd charge them nothing , though they could pay the taxes on it , per year + 5

Yes probably. If they were good to me & respectful & always helpful & the house was paid for I'd probably just give it to them. I believe in rewarding good behavior, if you've got a good kid be good to them too.

Yes, then I would ask myself-why did I sell it to them in the first place? Couldn't I have deeded the house to them as a gift when I pass on.
