Generally the answer is no, assuming the contract is not legally deficient and you do in fact deliver clean title. However, standard contract defenses such as fraud, undue influence, or incapacity are available. What makes you think that the buyer will try to back out?

I talked to my attorney today, and it sounds like they've just bought a house...whether they want it or not.

I'd definitely consider a settlement, but I'd prefer they buy the house. I spoke with a real estate agent today who had a client who attempted to break a contract. They ended up just buying the house because it was going to be less expensive and less time consuming than going through the court system and paying an attorney.
