What was the terms of your lease? Did the landlord rent you the entire house, or did he rent you the entire house minus the bedroom? If the landlord clearly rented you the whole house but fails to empty a room, the first thing you must do is contact your landlord and give him the opportunity to remedy he situation. Failure to do this could prevent you from being entitled to anything. If the landlord doesn't remedy the situation he is in breach. You are entitled to your actual damages with the one caveat that you must mitigate your damages. Thus, if you actually needed the room you would certainly be entitled to the cost to move the items into storage and the actual storage costs (which you could deduct from your rent). Another possible measure of damages is the fair rental value of that one room (i.e. what a renter would pay in your area for a single room in a house the size of the one you are renting).
