  • You can still show it..but..You should indicate that you have ACCEPTED a conditional offer...but encourage any other interested party to keep in touch. I hope you have given your potential buyer a tight timeline for this inspection.
  • You can show your property and accept contracts on it until you have gone to settlement. Take a backup contract. You are probably required to tell the new party that you have already accepted a contract with a contingency. If they make you a better offer, check the kick out clause in your current contract. It really doesn't matter if the offer you have is from an agent. You can tell the agent that you have a backup contract but you aren't required to. Hopefully you have a very strict and short contingency for prospective purchaser to get the inspection done and a very explicit statement on what you will and won't pay for as a result of the home inspection. And hopefully you have a "kick out" tied to that contingency. If you don't, you may find yourself being "held up" to pay for fixing numerous things. If you have a backup contract, the purchaser who has the current contract may be more careful about what he askes you to fix.
  • this is just another reason to utilize a licensed real estate agent (realtor). people just get in way over their heads and wonder why they're in court...
