  • Depends on your state laws and how your current lease reads. Here (TN), you are required to give the tenant 60 days notice to increase rent, but only 30 days notice to not renew the lease. Likewise, they are only required to give 30 days notice if they intend to leave or not renew the lease. If you do not want to stay, send them a certified letter stating your intent to not renew the lease. As long as you pay thru the end of your current lease (and I assume the rate increase does not start until that current lease expires since he didn't give the required 60-day notice to you), then you are not breaking the lease - you are simply not renewing it.
