Best case scenario, the contract can be written up within 24 hours (usually less than that). The part that takes the most time is once it's passed over to the prospective buyer, they get a few days to review it and pass it back with amendments (if necessary), such as "fix the leaky sink faucet, clean the carpet stain in the living room, and leave the refrigerator" afterwhich you'll say "ok" or "no, I do not concur with those amendments" and the contract will be null and void. It's a pain in the butt, I know, but once the paperwork is signed off, it's clear sailing (for the most part).
