I own a house in Tx that I purchased while single. I later got married and moved out of state but kept house in Texas. Never added wife to title. Now, while refinancing the Texas house, my bank says I must put wife on title. Is this true?if so,why?

In addition to in house training, you should inquire about 'floor time'. That is where you answer phone inquiries about properties that come into the office.
Ask about doing open houses also. Some agents with listings don't like doing open houses and they would rather have someone else do them. They are a great place to meet buyers and you can meet the neighbors and start a repoire with them.
Remember... "buyes are liars". Before you waste your time, pre-qualify ALL leads first. This is to insure that they have the credit and financing in place before you waste a lot of your time. If possible, have them sign a 'buyers contract'. It may not be enforcable in court, but it gives the illusion of having them committed to you and only you in the buying process. You would be surprised at how many buyers, that you think are dedicated to you, are not. "We stopped by an open house last weekend and fell in love with it and bought it".
