I'm tempted to say location, location, location, because I have to fall in love with the land, the setting, the quiet, the fauna, the flora before I can even think about the house or building one there.

Well, if the land looks like I want it to, it probably has the right climate. I do love four seasons, and in recent years, snow :-)

My three things would be:
(1) Location, which would include orientation
if it involved an existing building design
(e.g. it's nice to see the sunset)
(2) Environment (Climate, Neighbours, Flora, Fauna & Roads), and
(3) Price.

I go on http://zipskinny.com/ to check out the neighborhood etc ...
Then; I investigate the current Tax rate on real estate, drive around the neighborhood to see about shopping and business , mortgage rates and real estate prices can influence a decesion ... Try to find out if the neighbors have noisy kids or pets etc ... +5

1. Do they allow pets (if they don't I move on) 2. how safe is the neighborhood 2. cost which also includes utilities (city or country)
