This sounds a little odd to me...I would seek legal counsel...from a qualified Real Estate Attorney...

I was offered a loan modification by my mortgage company this year for my rental property when I lost a tenant and it took me a while to get a new one...I was on my third month...

I did not have an ARM loan, I just didn't have the money!
The company that already was carrying the mortgage offered me a modification....they didn't want to take the house! They had more foreclosures than they ever wanted to have!

I would be very leery of this company, especially if they came out of nowhere (pretending to be salvation to your stress and problem? ya think?), contact an attorney, AND your current lender..THEY TOO can help you!
