I own a commercial building with 8 commercial tenants on main level and 12 residential tenants upstairs. Switching from gross lease to a modified net lease. Currently we pay water and sewer for tenants, want to pass this charge to tenants. How?

    Either raise the lease payment amopunts at the next lease signing, or insert a provision in future lease contracts that upon the effective date of the new lease, the tenant shall be solely responsible for all water and sewage-related charges relative to their own leased quarters.

    Make sure your attorneys do this, so the wording in the lease contracts is "legally correct."
