  • You don't say what type of area this lies in. A downtown area might find a parking lot to be of value. In a more suburban or rural area, you must look to other things. Assuming that you are not willing to invest money in a significant building, then an idea is to build a place of entertainment. Miniature golf perhaps. Add on an ice cream stand. Alternatively, use the site as a nursery. Sell plants, flowers, mulch, etc., from this location. Finally, in an urban setting, look for an ecological niche. Lease small pieces of this to people who want to have a garden, but do not have the space for it. Set up a small business on the side, where you sell seeds, organic fertilizers, etc., all the materials needed to build and maintain those gardens. You can even charge a nominal fee to those who might not have the time to weed and water their gardens on a regular basis. Set up a farm stand to sell the extra produce generated on a commission basis. Look for creative ideas that will fit into the area, filling a niche that you can foresee. With some good advertising, you can build it as a viable business that the community will use and enjoy.
