Be honest! Are YOU the Landlord or is someone else? Be sure you have permission FROM the Landlord, if you are not the home owner. Next think hard about what sort of person you want in your life and home! If you are highly organized but like to have fun and enjoy hosting parties...say so..."Neat freak, who enjoys having friends over often" "I like to party, but NO drugs or drama please!" might get your point across. "Nice room in Clean, Quiet house" "Workaholic seeking roomie" "Room with house privileges in spacious house, (quiet, country-like sanctuary) or (close to all downtown) or (in the burbs, but great public transportation) Are you open or allowed to have pets? Sometimes that can make a difference too! (if you are the owner..do NOT charge a separate Pet Deposit...just charge a deposit...because if the worst should happen and their pet messes something up...you are usually limited to the amount charged on a separate Pet deposit, even if it is not enough to cover the costs! A straight up deposit can use as much of it as you need or even ask/sue FOR MORE if you have to!) What is nearby to be enjoyed? A dog park? Bike trails? Fishing? Surfing? Sports facility? A gym? Stores, banks, farmer's market...??? Are there places like Theaters, coffee houses, clubs within walking distance or how far to the Beach or Mountains? Airport? How far to get to one of those? What about Freeway access? There's a big difference in having to drive 20 - 25 minutes to reach the nearest freeway over popping just 3 to 5 minutes and boom..there you are! What would be two or three things that you love most about where you live? What are a couple of YOUR most outstanding qualities that you have to offer as a roommate? I do suggest you only offer month to month...so if things don't work out to your satisfaction...you can say...sorry...please leave...you have 30 days to go away! MAKE SURE that you check references..including prior landlord and also have them bring along a CURRENT (past 30 days) Credit report, if YOU aren't sure how to interpret it...take it to your bank and have a manager help you....that's not too much to ask for...after all you allow them access to using your money!

Do say if you allow pets as more and more people are looking for landlords that accept pets. I, myself am currently struggling to find a landlord that accepts pets. Irresponsible dog owners have given all dog owners a bad name unfortunately :-(
