Either raise the lease payment amopunts at the next lease signing, or insert a provision in future lease contracts that upon the effective date of the new lease, the tenant shall be solely responsible for all water and sewage-related charges relative to their own leased quarters.
Make sure your attorneys do this, so the wording in the lease contracts is "legally correct."

You're reading I own a commercial building with 8 commercial tenants on main level and 12 residential tenants upstairs. Switching from gross lease to a modified net lease. Currently we pay water and sewer for tenants, want to pass this charge to tenants. How?
