Oceano is as rural as it gets for the area. Oceano is not made up of farmlands. That is the neighbor Arroyo Grande that has most of the farming. Oceano is a small 30mph speed trap on PCH with 1 gas station 2 liquor stores, 1 Mexican market, a scary card room, oh and a great theater the Melodrama, and not much more. If were not for the Pier Street Dune entrance, I don't think you would even know it was there.
