  • The Underwriter's main responsibilty is to make sure you qualify for the loan. They review all the income information, title work, order and appraisal review, etc, and ultimately have the final say in your approval. Most Lenders have a specific set of guidelines that need to be met, however the Underwriter has the power to deny your loan or even supercede the guidelines for extenuating circumstances. Another thing to keep in mind that reagrdless of what your Loan Officer tells you or the fact that you have a 'pre-approval' your loan is not clear to close until the Underwriter says so. If you need more assistance, a great resource is the Lender Review Board http://www.lenderreviewboard.com
