  • First, my experience is as a board member on a Massachusetts HOA. I would say you are grandfathered in. I wonder though what the HOA is doing for their $75. Are they merely adding the tenants name to their database or are they screening the potential tenant. If they are screening the tenant, it is $75 well spent. If the tenant defaults, the HOA is on the hook because they charged you to do a reference check on the tenant. On the board I sat on we had 1 rule for rentals and that was no lease term was to be for less than 6 months. Other than that we didn't want to get involved in landload-tenant relations
