  • Not exactly. You can sue the owners who have not paid for their portion of the property taxes to collect the deficiency. However, you cannot force them to convey the property to you. There are a few exceptions (sort of): 1) In some jurisdictions, if the state cannot get personal jurisdiction over the part owner, then you can bring an "in rem" action against the property. In this case, the court cannot force the owner to pay your due to lack of personal jurisdiction, but can force the sale of the property because it is within the state. If the owner is in the state, this would not be possible. 2) If the owner does not pay after receiving a judgment against them, in many jurisdictions you can get a lien on the property and/or force the sale of the property. But this requires that you receive a judgment and you don't get paid.
  • Negative. You have no right to title to the part owners property. All you are entitled to is their pro rata portion of the taxes.
