He is not allowed to lower the price.. only you have that option. You can raise the price too... tell him that if he lowers it again that you will cut his commission in half. Don't know if you can get out of the contract without seeing it. He is just a bad real estate agent, and next time you will know what to look for.. and what questions to ask. Sounds like a very bad agent. I would talk to his broker and ask to be released from the contract due to his obvious unprofessional actions. You could also get in touch with the local Real Estate Association and lodge a formal complaint if they won't let you out of the deal. Don't tell them that you will take this action unless they refuse your request. You should always make a real estate agent outlines (in writing) how they will market your home. They should keep in touch with you at least once a week. Make them show you where they have advertised your property. Some agents tend to increase the listing price on a property just to get you to list with them and then come back and tell you that your house isn't worth $xx and want to lower it. If they do their job right in the first place they will know pretty closely what the going rate is in your area. They should have given you a number of "comparables" when they took your listing. That is to say, the price that other homes in your area, that are comparable to yours, have sold for. ALWAYS talk to at least three agents before signing the contract. DON'T always take the one that says they will get you the best price. Ask them for references. If they won't give you any or act evasive, then show them the door. Check real estate ads and see who seems to be selling the most properties. YOU are in control because they all want your listing. So take control. It's your money that's at stake. T.

YOU NEED A NEW AGENT. You can fire him at any time. You need someone who is looking out for your best interest not just their bottom line. This is a tough market and there are a lot of agents out there who are just out there for the bottom line - especially this time of year. Commissions are hard to come by in this market so there are enough agents that will do anything they can to get the sale. FIND A NEW AGENT NOW!!!!!
