A quit claim deed merely allows you to sign a piece of property over from one party to another. But, be careful because in joint property states, even if only one spouse is named on the deed, if a person is married, both spouses have to sign the deed for it to be legal. (Trust me, I lost 40 acres of land over that very thing several years ago).

Quitclaim Deed. The grantor is conveying any interest he/she/they have in the property to the grantee. Quitclaim deeds are often used when spouses divorce and wife or husband is conveying their interest to the other -- they are also used to clear title if there are problems. (In Arkansas, spouse of Grantor will have to sign, or if Grantor is unmarried, it will need to state that-- but marital status must be stated on deed.)
