If you are going to live in a repossessed home, you are going to have to live with the memories left in that home. whether good or bad. some peoples misfortune can sometimes be a stroke of luck for others. unethical should not be a problem. just keep in mind, that this is a business transaction and not personal transaction I would give the house a new coat of paint, to bring new memories and to cover-up the old.
