Yes since a lease is a contract. If you are old enough to sign a contract, you can sign a lease. Since you're 18 this should not be an issue. I signed a lease at 18 in Virginia without any problems.

The short answer is yes. Apparently, the legal age in Virginia is 18, or 19 if you are still a high school student and dependent on your parents. You can sign a lease even before age 18, but a minor can also void any contract they sign until they reach age 18, so a landlord wouldn't be prudent to accept it. If the landlord wants a co-signer, that is up to him.
