Mold can be fixed if it is removed from the location. Termites fly (well, they let the wind carry them) from place to place, if they aren't attacking the structure of the home, It would be easy to treat since they only live a few days. Termites are lazy bugs. Like I said, they let the wind carry them and land wherever they land. As for Mold: It can be deadly ,so be sure to get the house treated entirely... I would go with whichever case is less extreme.

Structural damage from termites may be more costly in the long run. Either way the seller should be responsible for the repairs and clean up before the sale of the house.

Mold and Termites can both be treated with a Borate product. For a mold problem plumbing or water source needs to be taken care of by a plumber than a fungicide applied. Get your house pretreated with Borates you can't go wrong.

Buy neither, housing prices are in steady decline and there are thousands of others to choose from. Mold is bad for your health and termites are bad for your safety. Both are tough to fix and treat. Both may cost you more than the home is worth.
