  • Tell them you need the repairs done but do not give them permission to enter. They're supposed to ask you when you set up the work if they have permission to enter or not. They can't legally enter without it.
  • He is the owner and can do repairs when he wants during regular work hours to maintain the home,you dont have to be there.States dont want slumlords and allowing landlords to do needed work when they have the time,keeps property maintained and out of the court system.There is a 12 hr notice in Wis,just read the rules yesterday while making up a new contract.
  • I am a landlord and my lease states that I can enter the property at any time to make repairs. With that said, there is a difference between the lease (my LEGAL right to enter) and how I treat my tenants. With 97% of my tenants, if they want to be there, we work out a scheduled time and we meet. Why only 97%? Well, I have 1 of 30 units where the lady will make appointments and then not show up or cancel at the last minute. When this happens, I use my key, enter the apartment, and do the repair anyway. I'm not going to make 6 trips to fix a leaky faucet at her whim. If people treat me with respect, I always treat them with the same or greater respect. My tenants are my customers and it's better for me to keep them happy than to have to replace them. However, when people don't treat me with respect, that's when I have to mention "the lease YOU SIGNED states x, y, and z".
