You're reading My business just bought an apartment complex, and this is the first time I am renting to someone. The person who wants the apartment will not provide a social security number, and only has their employer as a reference. Should I let them rent it?

You are correct. Renting can be vicious...they are nice when they move in and it changes fast. Laws are tilted to the renter (probably rightfully so, but still) and what recourse do you have after you evict someone? Your drywall, paint, carpeting are at their mercy. A $50 background check is money well spent.
We have a couple rental properties and we are very lucky that we've been able to fill them with friends/family for the last few years. We take 3/4 to 1/2 of what we could get on the market....but having no headaches or worries, while helping out friends/family, is all worth it.

Agreed. And the advantage of renting to those you know is that you can be more confident that they'll be around for a while. Years of consistent rent payments, even though under market prices, is still better than having to fill vacancies from repeated turnover in occupancy.
