Question

Help answer this question below.

My business just bought an apartment complex, and this is the first time I am renting to someone. The person who wants the apartment will not provide a social security number, and only has their employer as a reference. Should I let them rent it?

Unless it's someone you know personally (and know they're reliable), absolutely not. You should not rent to anyone without having run a credit check first. Once a renter moves in it is nearly impossible to get them out against their will, even if the law is in your favor. The complex was purchased as a business venture -- rental income is an important component of that venture's success.

No. checking a person credit history, will either give you a red flag or green light for their renting. credit ratings have much been the barometer of a persons total character and their credit worthiness.

Too many people are being evicted for either non-payment or running out on unpaid rental.

No social security number is a major red flag of problems.

No SS, no rental. start your position off right and set strict guidelines for your apartment rentals.

You will be glad you did.

A record check will also eliminate drug addicts and drug dealers.

Shoot me an email and I'll send it to you.

I agree with everyone else. Plus, why are they only giving you their employer as a reference? Don't they have a current or previous landlord? That's a redflag as well. They probably don't want you calling their other landlords and finding out ahead of time that they are trash.
